Townhouse - Solar Hot Water

Etta Dixon has owned this brownstone in Brownsville, NY since 1963. The building has a completely unshaded roof, ideal for solar panels. The installation of a solar hot-water system can supply about 70% of water-heating needs in the summer, and about 30% in the winter.

A solar hot water system was installed in the building, consisting of 3 solar panels on the roof and a 105-gallon hot water tank in the basement. Solar energy heats fluid in the panels, and the fluid transports the heat to the water in the tank. When there is no sunshine, the regular boiler provides a backup. A layer of Firestone Rubber Roof with Reflective Coating was applied to insulate the building, and roof wall flashing was installed. The upstairs apartment was outfitted with a new gas boiler that runs more efficiently than the previous model.

Smart Financing: The system should reduce the building’s water-heating costs by 50%. The owner was eligible for a loan through the EGIA* Wells Fargo Financing Program. The owner will also receive a Federal Tax Credit.
